What's the difference between overlay and full replacement? +

An overlay (resurfacing) adds a new layer of asphalt over the existing base. It's faster and less expensive but requires a structurally sound base. Full replacement removes everything down to the sub-base and starts fresh. We'll assess your existing pavement and recommend the right approach.

How long will new asphalt last? +

A properly installed commercial parking lot with regular maintenance (crack fill, sealcoating) will last 20–25 years. Without maintenance, expect 8–12 years before major repairs are needed.
